What is genuinely different about buying here

Rail crossings add time to any build here reliably, and this is a metro built around a major railyard. The approval process is not fast and no carrier controls it.
The older industrial stock near the river is where construction charges appear. Fiber to the property line is common, fiber into a fifty year old building is a separate job.
North Little Rock runs its own permitting, separate from Little Rock and from Pulaski County. A metro wide project can be dealing with three authorities.
Manufacturing and distribution tenants should size on continuous machine and device traffic rather than headcount, and treat a second circuit as a requirement if the operation stops without the network.
Newer development along the Interstate 40 corridor generally has conduit and is the easier part of the market to serve.
