Henderson is the second largest city in Nevada and it does not read like a Las Vegas suburb once you look at what is in it. There is a substantial healthcare presence, a set of master planned business districts, gaming and resort operations of its own, and a west side industrial corridor that has attracted manufacturing and large scale data centre investment.
For connectivity that industrial build-out is the useful fact. Recent development generally means recent conduit, and West Henderson is among the more straightforward places in the valley to get served.

- Caliche applies here as it does across the valley. A build price is a ground price.
- Henderson runs its own permitting, separate from Clark County and from the City of Las Vegas. A multi-site valley project can be dealing with three authorities.
- Data centre and advanced manufacturing tenants should size on machine and telemetry traffic, not on headcount, and should ask about a second physical path from the start.
- Older Water Street and Green Valley commercial stock varies. Fiber at the street is not fiber in the suite.
