Southern Nevada, Nevada
Business Fiber Henderson
Nevada's second largest city, with a west side industrial build-out that is newer than anything else in the valley.
In brief Cox Business, Lumen, Zayo, AT&T Business are among the first networks worth checking in Henderson. The fastest installation and best price usually come from a carrier already lit into the building.
Henderson is the second largest city in Nevada and it does not read like a Las Vegas suburb once you look at what is in it. There is a substantial healthcare presence, a set of master planned business districts, gaming and resort operations of its own, and a west side industrial corridor that has attracted manufacturing and large scale data centre investment.
For connectivity that industrial build-out is the useful fact. Recent development generally means recent conduit, and West Henderson is among the more straightforward places in the valley to get served.

The carrier picture in Henderson
Cox is the cable operator across Henderson and Lumen holds incumbent territory as it does across the valley. Zayo metro fiber and the competitive layer follow the Las Vegas routes rather than being separate from them. West Henderson's newer industrial development is the strongest part of the local market for availability, and the older Water Street area is the most variable.
What is genuinely different about buying here
- West Henderson is recent development and generally went in with conduit. It is usually the easiest part of the city to serve and the first place worth checking for a new site.
- Caliche applies here as it does across the valley. A build price is a ground price.
- Henderson runs its own permitting, separate from Clark County and from the City of Las Vegas. A multi-site valley project can be dealing with three authorities.
- Data centre and advanced manufacturing tenants should size on machine and telemetry traffic, not on headcount, and should ask about a second physical path from the start.
- Older Water Street and Green Valley commercial stock varies. Fiber at the street is not fiber in the suite.
Henderson pricing expectations
These are the monthly prices we typically quote in Nevada at a building that is already lit. They are not a quote for your building. In the Las Vegas valley and in Reno, competition genuinely moves these numbers. Once a build is involved anywhere in this state, construction cost dominates everything else on this page.
| Dedicated internet | Typical monthly |
|---|---|
| 50 Mbps | $329 |
| 100 Mbps | $369 |
| 200 Mbps | $464 |
| 500 Mbps | $499 |
| 1 Gbps | $680 |
| 10 Gbps | $2,500 |
Installation timelines
| Situation | Typical timeline | What drives it |
|---|---|---|
| Building already lit by the carrier | 3 to 15 business days | No construction. Paperwork, scheduling and a router. |
| Building on-net, needs an in-building extension | 2 to 5 weeks | Riser work and landlord coordination, not carrier speed. |
| Short lateral build, metro | 6 to 14 weeks | Permit, engineer, construct, splice, test. Caliche adds time as well as cost in the valley. |
| Longer metro build | 3 to 6 months | Multiple permits, possible highway, rail or wash crossings. |
| Rural or outlying industrial build | 4 to 12 months | Distance is the driver. Federal land, county permitting and seasonal windows all apply. |

Business fiber in Henderson: common questions
Is Henderson better served than Las Vegas?
In parts. West Henderson is newer development with newer conduit and is often easier than an equivalent address in the older parts of the valley. The competitive layer, though, follows the Las Vegas metro routes, so a high bandwidth requirement is generally answered from the same networks.
We are moving into a West Henderson industrial building. What should we ask first?
Whether the building is already lit and by whom, and whether the conduit from the property line into your unit exists. Those two answers decide your timeline, and the landlord usually knows both before any carrier does.
