- The far industrial land is genuinely far. Expect a build conversation and a build timeline out there, and start it earlier than feels necessary.
- Warehouse and distribution tenants should size for continuous device and telemetry traffic rather than staff count. Scanners, cameras and WMS traffic do not care how many people are on site.
- Businesses near Nellis Air Force Base working on defence contracts should raise compliance and documentation requirements at the first conversation, because it narrows which carriers and which delivery methods are acceptable.
- Newer industrial parks generally have conduit. Older commercial along the established corridors frequently does not, and that shows up as a construction charge.
- North Las Vegas runs its own permitting, separate from Clark County and the City of Las Vegas.
