The resort corridor, a convention economy that spikes without warning, and the densest commercial fiber market in the state.
In brief Cox Business, Lumen, Zayo, Cogent are among the first networks worth checking in Las Vegas. The fastest installation and best price usually come from a carrier already lit into the building.
Las Vegas is a bigger connectivity market than its office towers suggest, because the demand does not come from offices. It comes from resorts running continuous surveillance, convention space that fills and empties in a week, and a data centre presence that pulled real long haul capacity into the valley.
For an ordinary business the practical picture is a strong incumbent in Lumen, a broad and capable cable operator in Cox, and a competitive layer that matters enormously if you are near it and not at all if you are not. That last part is the difference between a good Las Vegas quote and an average one.

The carrier picture in Las Vegas
Lumen is the incumbent here through the old Central Telephone footprint and has the widest last mile reach in the valley. Cox is the cable operator across the metro and, through Hospitality Network, does a large share of the convention and resort work. Zayo carries metro fiber and Cogent is competitive in on-net commercial and data centre buildings. Since February 2026 AT&T owns the former Lumen consumer fiber network here, so it sells to small offices in a metro where it is not the incumbent. That is worth saying out loud, because two familiar names now mean two different networks in one city.

What is genuinely different about buying here
- Caliche. The valley sits on cemented hardpan that ordinary trenching equipment does not cut, and a build here costs and takes materially more than the same footage in soft ground. It is the single biggest reason a Las Vegas construction quote surprises people.
- Most of the Strip is not in the City of Las Vegas. Addresses south of Sahara Avenue are generally in the unincorporated townships of Paradise and Winchester, so the permitting authority is Clark County. Getting that wrong at the start costs weeks.
- The resort corridor has work windows. Nobody is opening a trench in front of a property during a major convention, and the convention calendar is dense. Ask early when construction could actually happen, not just how long it takes.
- Downtown and older commercial stock varies enormously. Fiber at the property line is not fiber in your suite, and riser access is a landlord conversation.
- Newer southwest valley and Summerlin development generally went in with conduit, which is usually the easiest part of the metro to serve.
- Flash flooding is real here. The wash and storm channel system carries a lot of water for a short time, and crossings of it are a construction and a resilience consideration.
Las Vegas pricing expectations
At a lit building, 1 Gbps business fiber broadband in Las Vegas typically falls around $400 per month, while 1 Gbps dedicated internet typically falls around $680. Construction and carrier competition at the exact building can move either number substantially.

Local permitting and construction guidance
- For The resort corridor along Las Vegas Boulevard, most of which is unincorporated Clark County rather than the city, ask the building manager which carriers already have equipment in the riser before ordering a new build.
- For Downtown, the Arts District and the Fremont East area, require the carrier survey to identify the property entry, any right-of-way work, and who owns each permit or access approval.
- Use this local buying factor in the construction review: Caliche. The valley sits on cemented hardpan that ordinary trenching equipment does not cut, and a build here costs and takes materially more than the same footage in soft ground. It is the single biggest reason a Las Vegas construction quote surprises people.
A lit building can usually be activated much faster than a lateral or street build. Do not accept a promised date until the carrier has completed its survey and identified landlord approvals, permits, crossings, and construction responsibility.

Business internet in Las Vegas: common questions
Why do Las Vegas construction quotes come back so high?
Usually caliche. The hardpan under most of the valley needs equipment that ordinary trenching does not, so the cost per foot is well above what the same build would be in soft ground. If a carrier quotes a long lateral here, ask what the ground is before you assume the number is negotiable.
Is my Strip address in the City of Las Vegas?
Probably not. Most of Las Vegas Boulevard south of Sahara is in unincorporated Clark County, in the Paradise and Winchester townships. It matters because it decides which authority permits a build, and the two run separate processes and separate queues.
AT&T and Lumen both quoted me fiber. Are they the same network?
No. Lumen is the incumbent here and kept its enterprise network when it sold the consumer fiber business to AT&T in February 2026. AT&T now owns that mass market fiber in the valley. So one of those quotes is likely a subscription product and the other a dedicated circuit. Ask which, because the SLAs are not comparable.
